Access Statement for Gilpin Mill
Introduction
Gilpin Mill is situated down leafy lanes in the countryside
just outside the village of Crook, near Bowness, Cumbria and offers
three guest bedrooms. All the bedrooms are en-suite and are on the
first floor.
Because Gilpin Mill is a new build it complies with current building
regulations

Gilpin Mill is 14km from Oxenholme railway station and is not on
a bus route.

Arrival and Car Parking
There are guest parking spaces in an area a short walk
from the house along a slate gravelled drive. There is a drop off
point at the bottom of the steps by the entrance.
The drive, car park and access to the house are well lit by a motion
sensor.
Three slate steps (200mm H, 620mm Deep, 2700mm W) lead onto a level
slated area (1840mm Deep, 2700mm W), three more slate steps lead
onto the flat, slate terrace 3430mm from the main door. There is
no handrail.
The front door is 9300mm wide
Assistance is given with luggage.
Welcome Area
Guests are welcomed in the hallway that is level throughout.
The floor is Lakeland slate and has a rug on the floor between the
entrance door and the stairs.
Prior communication will make sure guests are assisted with any
special needs on arrival.
The area is well lit with natural light, recessed down lighters
in the ceilings, wall lights and table lamps.
Guests are shown the guest sitting room, the dinning hall and their
bedroom.
Bedrooms
Our guest bedrooms are accessed by means of stairs. There
are three treads, a small landing, 7 treads, another small landing
and three more treads. Each tread is 200mm. There is a rail on the
right hand side of the stairs.
All our beds are made up with feather duvets and cotton bed linen,
the pillows are feather and down. Alternatives are available by
prior communication.
All our bedrooms have super king zip and link beds that can be split
into 3ft single beds if required.
There is a wardrobe, a chest of drawers, bedside tables and bedside
lamps in each room. Bedrooms 1 and 3 have seating.
All the bedrooms have recessed down lighters and bedside lights.
Bathrooms
All our bedrooms are en-suite.
Bedroom 1
The access from the bedroom to the bathroom is level and
the door opening width is 620mm.
There is a walk in shower with a step up to it of 130mm and a horizontal
grab rail on the wall.
This en-suite has a bath.
Walls and floor are limestone tiles.
The bathroom is well lit with natural light, recessed ceiling lights
and fluorescent mirror lights.
The lavatory is 400mm from the floor.
Bedroom 2
The access from the bedroom to the bathroom is level and
the door opening width is 610mm.
There is a walk in shower with a step up to it of 160mm and a horizontal
grab rail on the wall.
Walls and floor are travertine tiles.
The bathroom is well lit with natural light, recessed ceiling lights
and fluorescent mirror lights.
The lavatory is 400mm from the floor.
Bedroom 3
The access from the bedroom to the bathroom is level and
the door opening width is 620mm.
There is a walk in shower with a step up to it of 140mm and a horizontal
grab rail on the wall.
Walls and floor are travertine tiles.
The bathroom is well lit with recessed ceiling lights and fluorescent
mirror lights.
The lavatory is 400mm from the floor.
Public Areas:
Hall, Stairs, Landings, Corridor
All public areas, hall, stairs, landing and bedrooms are
well lit using a combination of natural light, recessed ceiling
lights and wall lights.
There is short pile 100% wool carpet on the stairs, landing and
in the bedrooms.
Guest Sitting Room
This room is situated on the ground floor with level entry
from the hall.
It has a double door opening of 1500mm wide.
The seating is two sofas and two single upholstered chairs.
There is an open fire.
The flooring is 100% wool short pile carpet.
Lighting is natural daylight, recessed ceiling lights controlled
by dimmer switch and table lamps.
There is a wide screen, digital television with remote control and
a Blueray DVD player with remote control and a library of DVD's
for guest use.
Public Lavatory
The lavatory has level access and is situated off the hall.
The door is 800mm wide and the space between the lavatory and hand
basin measures 440mm
The lavatory is 400mm high from the floor.
Dining Hall
Guests eat breakfast around a large oak table in the dinning
hall seated on upright mahogany chairs with upholstered pads.
The tablecloth is white, the crockery is white with a floral pattern
around the edge.
The dining hall is heated by under floor heating with an open fire
in the winter.
The level floor is Lakeland slate.
Lighting is natural daylight, recessed ceiling lights, wall lights
and table lamps.
Guests are able to help themselves to cereal, yoghurt, fruit and
fruit juice the cooked breakfast and toast is served.
Dietary requirements can be catered for by prior arrangement.
Garden
There is a slate terrace in front of the house accessed
from the front door, where afternoon tea and, on occasion breakfast,
can be had.
The garden, which slopes away from the house down to the slate gravel
drive, has various productive flowerbeds, shrubs and an apple tree.
There is a millpond to the left of the entrance gate and driveway
that is 66m long, 25m wide and 3m at its deepest point. |
